Welland is a canal city with two housing stories. In the older core, many homes date back sixty years or more, with original bathrooms that have outlasted the tile in them. In the north and south ends, new subdivisions are filling with families who want finishes a step above builder grade. BGM Construction LTD works in both. Based in Thorold, a short drive up Highway 406, our team handles tile installation, bathroom renovations, marble and stone work, and interlocking across Welland, with the same care we bring to every Niagara Region project.

Welland’s housing stock tells its own story. Statistics Canada counted 22,490 occupied homes in the city in the 2016 Census, and about 7 in 10 of them were built before 1981: 8,725 before 1961 and another 6,820 between 1961 and 1980. Those homes stand in the downtown core, around Market Square, in Cordage and along the canal in West Main, where century homes sit a few streets from postwar semis.
Age like that shows up first in the bathroom. Original tile was often set in thick mortar beds that crack as the house settles. Floors are rarely level after decades of small movements. Plumbing from that era can include cast iron drains and, in some streets, lead water services, which is why the City of Welland runs a Lead Replacement Program for older homes.
Renovating one of these bathrooms is not the same job as tiling a new build. The surface has to be stripped back, the substrate checked and levelled, and proper waterproofing put in before any new tile goes down. That groundwork is where BGM spends its time, because tile laid over a tired base fails early no matter how good it looks on day one. Done properly, an older Welland bathroom can be brought fully up to date without losing the character that made you buy the house.
Floor and wall tile for kitchens, bathrooms, entrances and laundry rooms, in porcelain, ceramic and natural stone. Older Welland floors get the levelling and preparation they need before a single tile is set.

Full bathroom renovations from strip-out to finishing: new tile, shower builds, vanities and the plumbing and electrical coordination a complete job needs. Suited to dated postwar bathrooms and new-build ensuites alike.
Tiled showers built on proper waterproofing membranes, with niches, benches and linear or centre drains. In a city where most homes predate modern shower systems, the waterproofing layer is the part we never shortcut.
Backsplash tile that ties a kitchen together, from classic subway layouts to full-height stone. A fast, high-impact upgrade for both renovated century kitchens and builder-grade subdivision kitchens.
Marble and natural stone for floors, showers, vanities and feature walls, cut and set with the care stone demands, and sealed so it stays easier to live with.

Interlocking driveways, walkways and patios built on a proper compacted base. Welland’s freeze and thaw cycle, with a frost-free season of roughly 188 days, rewards a base done right and punishes one done cheap.
Framing, trim and finishing carpentry that completes a renovation: vanities, shelving, doors and the detail work around tile and stone.
Welland keeps growing at its edges. Eastdale and Welland South have filled with two-storey family homes, Dain City has seen steady infill building, and Coyle Creek draws buyers who want a newer home near the river trails. Most of these houses were finished to builder grade, which usually means the bones are good and the tile is ordinary.

The upgrades we do most in these areas are the ones builders leave flat: a real stone or porcelain backsplash in place of painted drywall, an ensuite shower rebuilt with proper waterproofing and larger format tile, and entrance or laundry room floors that can handle a Niagara winter. Because these homes are newer, the preparation is simpler and the work is mostly about choice of material and quality of finish.
A few Welland rules are worth knowing before any bathroom work starts. When plumbing work is done under a City of Welland building permit, the City requires it to be carried out by a Master Plumber licensed with the City of Welland under By-law 8324. It is one of the first things to confirm when you compare quotes, because not every contractor working in the region holds that city licence.
Moving drains, adding a bathroom or changing plumbing rough-ins generally needs a permit, while surface work like retiling usually does not. The City’s Building Division at 60 East Main Street is the authority for your specific project, and we plan the permit steps into the job when they apply. If your older home still has a lead water service, the City’s Lead Replacement Program is worth asking about while walls and floors are already open.
Near the Niagara College Welland Campus, landlords renovate with durability in mind: tile that takes student living, bathrooms that are easy to clean between tenancies, and finishes that hold up year after year. We build to that standard when a rental property needs work that will not need redoing every September.
1. Tell us about the project: Send photos and a short description through our quote form, or call. We look at the age of the home, the room and what you want changed.
2. Site visit in Welland: We measure, check floors and walls, and look at the plumbing and substrate conditions an older home can hide.
3. Written quote: You get a clear written quote covering materials, preparation and finishing, with no vague allowances.
4. Preparation: Strip-out, levelling and waterproofing come first. This stage decides how long the finished work lasts.
5. Installation: Tile, stone and interlocking are installed by our own crew, kept tidy in an occupied home.
6. Finishing and walkthrough: Grout, sealing and final details, then a walkthrough with you before we call the job done.

It depends on the scope. Retiling, replacing fixtures in the same positions and other surface work generally does not need a permit. Moving or adding plumbing, changing drains or altering structure does. The City of Welland Building Division at 60 East Main Street makes the final call for your project, and we flag the permit step during quoting when it applies.
Plumbing done under a City of Welland building permit must be carried out by a Master Plumber licensed with the City of Welland, under By-law 8324. It is a fair question to ask any contractor quoting your bathroom, because the licence is specific to Welland.
Expect the hidden layers to need attention. Floors are often out of level, old tile may sit in a thick mortar bed, and drains can be cast iron. A proper renovation allows time for strip-out, levelling and waterproofing before new tile. The result is worth it: these homes are solid, and a renovated bathroom removes the one room that usually feels its age.
Less than many people assume. Welland’s drinking water comes from the Welland Recreational Waterway through Niagara Region’s treatment system, and a published sample from September 2026 measured hardness at 98.6 mg/L, which is classed as moderately hard. Sealed grout and stone still matter, but Welland homes do not face the heavy limescale that harder water areas deal with.
A typical full bathroom renovation takes two to three weeks once work starts, depending on the size of the room, the condition found under the old finishes and the materials chosen. Older Welland homes can add time at the preparation stage when floors need levelling or plumbing needs updating. Your written quote sets out the expected schedule for your project.
Interlocking is warm-season work. Welland’s frost-free season runs roughly from late April to late October, about 188 days, and the ground needs to be thawed and dry for excavation and base compaction. Spring and early summer bookings fill first, so late winter is a good time to plan a driveway or walkway project.
